Listing Services: Vacant properties are listed on www.metroplexassociates.com, MLS, other sites and local newspapers. If possible, we will install signs on property premises. Rental rates are set based on market research and Owner's approval. Property photos will be taken at no cost to the Owner. Properties will also be listed with Dallas Housing Authority's Section 8 program (unless Owner objects).
Screening: Prospective tenants are thoroughly screened. Credit check, criminal records and references review is mandatory for all applicants.
Rent Collection and Disbursement: We process rent checks daily. On 15th of the month disbursement checks are issued along with Operating Statements and copies of repair & maintenance invoices.
Repairs & Maintenance: All properties are kept is in great condition. The repairs are completed as soon as claims are received. Owners are responsible for repair costs; Garfield Properties does not charge for repair calls. Owner approves all repairs above $250.
Customization: We strive to customize services to satisfy Owners business needs
Inspections: Conducted prior, during and after the tenant stay to maintain the property in good shape.
Bill Pay: Service is offered to tailor to each Owner needs. Bills included: property tax, mortgage, insurance, maintenance and HOA fees.
Section 8 : We are experienced with the Section 8 approval process. We will screen/accept Section 8 tenants (unless Owner objects). Section 8 program always makes rent payments on time.
