Listing Services: Vacant properties are listed on www.metroplexassociates.com, MLS , Loopnet.com, other sites, and local newspapers. We also install signs on property premises. Rental rates are set based on market research and Owner's approval. Property photos will be taken at no cost to the Owner.
Screening: Prospective tenants are thoroughly screened. Credit and criminal checks are mandatory for all applicants. Applicant's tax returns and business plans are reviewed prior to tenancy approval.
Rent Collection and Disbursement: We process rent and NNN reimbursement checks daily. On 15th of the month we issue disbursement checks along with Operating statements. At the end of the year we reconcile and collect the balances that are owed, if any, to the Owners.
Repairs & Maintenance: We keep all properties is great condition. The repairs are completed as soon as the claim is received. Owners are responsible for repair costs; Garfield Properties does not charge for repair calls. Owner approves all repairs above $250.00. Maintenance services includes janitorial, security services, landscaping, parking and signage
Customization: We strive to customize services to satisfy Owners business needs.
Inspections: Conducted prior, during and after the tenant stay to maintain the property in good shape
Bill Pay: Service is offered to tailor to each Owner needs. Bills included: property tax, mortgage, insurance, and CAM expenses.
